The document involved.
The specification translates the design into items that can be tendered. In building automation, the work is in the detail: every data point in the function list and every function described must appear as an item with a quantity. This usually starts with the previous project's specification, carrying over its errors.
What you receive
- A complete specification and bill of quantities with items, quantities and prices, organised by your section structure
- Quantities derived from the building automation function list and schematics, each linked to its source
- Item descriptions using your terminology, standard text and previous specifications
- Prices from previous contract awards and cost assumptions as a basis for the cost calculation
- A format compatible with your tendering, award and billing software
- Visible markers wherever the documents leave a quantity or detail unresolved
The specification remains a draft. Your specialist engineer checks and takes responsibility for items, quantities and prices. The assistant publishes and approves nothing.
What your practice needs
- A design report and functional description reflecting the current design
- Schematics with consistent naming conventions
- Your standard text or two or three specifications from comparable projects
- Prices from previous contract awards, where these are to be analysed
- A designated person with professional responsibility for the specification
